About this site

This is a neighbor-made, easy-to-read copy of Elliott Ranch's recorded HOA documents. It is not the official source.

How it was put together

  1. We started with the public documents

The 34 HOA documents posted on the official site, elliottranchbuda.org: the Declaration (deed restrictions), the Bylaws, their amendments and the recorded rules.

  2. A computer helped sort them

A computer program (an "AI assistant") read the documents and helped sort each rule by topic, such as fences, driveways, parking, water and fees.

  3. Every summary shows its source

Next to every rule we show which document and which page it came from, so you can read the original wording.

  4. Old and uncertain items are labeled

When a newer document replaced an older one, the older rule is marked Superseded. Anything we could not confirm is marked Unverified or Pending.

  5. People check the work

The computer made no decisions. It only helped organize the papers. People review it and fix mistakes when neighbors report them.

Before you build, buy or sign anything

Check the original recorded document and ask the HOA. These summaries are for convenience and are not legal advice. How to reach the official sources.

Lot and block numbers appear as recorded (public record). Map: streets and home outlines © OpenStreetMap contributors (ODbL); lot, block and phase from Hays County GIS parcel records (March 2026), approximate. Owner names are never shown. Pending County parcel layer license is awaiting confirmation; public availability does not establish reuse rights.

Who runs this site

A resident volunteer. This is not the HOA’s official site. The goal is to hand it over to the board. More in Fine print (unofficial site).

About the document text

The document text came from scanning the originals with text-recognition software. It has errors: misread letters and numbers, broken words, and wrong distances, dates or amounts.

The original document governs. Every document page links to it.

If you spot an error, report it on the feedback page and choose Text error. Include the document, the page or section, what this site says, and what the original says. This helps.
